Description of Location
Although in a rural location in the heart of the Welsh countryside, the property is set within easy reach of Aberystwyth and the coast. The nearby village of Llanafan has sport facilities, village hall and church. There are numerous places to walk, ride or cycle with access directly from the property. There are also places for wild swimming and also fishing on the nearby rivers (subject to any necessary permits).
The property is also located within the catchment for both the secondary schools in Aberystwyth and Tregaron and the school bus for both picks up at the end of the lane. The nearest village primary school is Llanilar, otherwise Aberystwyth or Tregaron.
The property is located at the end of a no through road. The road ends with a ford which gives access to nearby woods providing walking, cycling and riding along the old railway.
The property has plenty of scope for those wishing to move out of the rat race and looking for a quieter way of life. The annexe gives scope for those needing somewhere to work from home or it would equally suit those wanting somewhere to develop their artistic side as the studio has plenty of natural light.
