A rare opportunity to acquire part of our industrial heritage ! We present to market half of what used to be Maesllyn Mill for conversion into what would be a "wow" factor home when completed as this building is around 264 sq metres in total with lots of original features including cast iron columns and stone corbelling. The semi detached building comes with large gardens with a beautiful rural outlook and a shared driveway with two other properties. Originally planning was obtained (Ref No A 020604 Ceredigion County Council) to convert the whole building by our clients (who have converted and live next door) however prospective purchasers would need to modify this planning to accommodate the proposed subdivision of the whole building. If you imagine upmarket dock warehouse conversions in Cardiff and London, then this building is of the same era and has the same feel. Superb project for those who enjoy converting character old buildings into something special.

Ground Floor

39' 4'' x 36' 1'' (12m x 11m) Approx.

Accessed via a timber door into a huge open-plan area with temporary staircase to first floor, three large windows to the front and four to the rear, one window on the gable end, stone floor, 3 feature cast iron columns and exposed beams, 1st floor joists resting on feature corbels.

First Floor

39' 4'' x 36' 1'' (12m x 11m) Approx.

Accessed via a temporary staircase from the ground floor with four large windows to the front, four windows to the rear with two on the gabel end, exposed roofing timbers on show, four feature cast iron columns, original wood flooring thoughout.

Planning Information

Below is the original planning consent to convert the whole building into 5 dwellings, two of which would have related to the part that is now available for sale here but of course, subject to consents, and due to the size of the building, could still be 2 residential units or 1 large one if preferred, again subject to any consents. Please make your own enquiries with Ceredigion County Council (enquiries are taking longer at the moment due to Covid). Externally

There is a shared drive from Maesllyn village to the property. It is shared by one other non related property and our clients who live in the right hand section of Maesllyn Mill and of course the new owners of this section that is for sale. When viewing the owners will show you the extent of the outside space which is large with plenty of parking space. The owner knows this site very well and can answer most questions about it when viewing. There are lovely views down the valley and the site has a lovely wooded backdrop. (woods not included)
