We present to market a character 3 bed detached farmhouse with a substantial block of land amounting to some 38 ACRES or thereabouts with numerous outbuildings. The house itself could use modernisation and some of the outbuildings need work but on the plus side the holding is in a completely private location with lots of potential and only a short drive to the beach at Llangrannog. In the Farmhouse there is a porch/utility, kitchen, bathroom, lounge/diner, garden room, on the first floor there are 3 bedrooms. Outside the land completely surrounds the house and outbuildings with conversion potential on the stone barns (subject to consents). The land is subdivided into numerous paddocks some of which have not been cut for a while and could use work but nonetheless the majority of the land is flat/gently sloping. An ideal opportunity for a new buyer with lots of energy and enthusiasm to take the property back to its former glory.

Externally
There are lawned gardens to the rear and side of the main farmhouse, the house and outbuildings are set well back from the highway so you have complete privacy. Most of the outbuildings are clustered near the farmhouse but several others are dotted around the fields, some with high net fencing as previously our client used to keep domestic fowl onsite.
The Outbuildings
There are numerous outbuildings some constructed of stone and some of timber. We are advised by our client that planning was in place (now expired) to convert one of the Barns so please make your own enquiries with Ceredigion County Council if this were of interest. Pictures of most of the outbuildings are shown on the details but not all of them.
The Land
The land amounts to around 38 acres and completely surround the house and outbuildings. A long access track takes you from the highway to the house and outbuildings. The land is split into paddocks with a combination of natural hedging and stock fencing. The quality of some of the land could be improved as some paddocks that have not been let to local farmers have become somewhat overgrown, however they are generally flat/gently sloping in nature. There are also two large fenced ponds which were once used to house ducks etc.
