We present to market a 3 bed detached house WITH AROUND 12.5 ACRES of pastureland in need of updating and refreshing/redecoration throughout and situated on the outskirts of Four Roads village, itself a short drive from the larger town of Kidwelly. The house itself is quite spacious having been extended over the years from what would have been the original farmhouse, the bedrooms, shower / wet room, lounge and sitting room are all a good size. The land, as can been seen from the attached land plan is located either side of the main house and to the rear. Some refencing work could also be required and possible reseeding on some of the paddocks. The outbuildings are also in need of either a complete demolishing or refurbishment works. The price of £350,000 reflects the works required on the whole smallholding as similar holdings of this size with this acreage and in good condition, would normally fetch in the region of £400,000+ so a discount has been applied on this property to reflect its current condition.
