The site is easily accessible off the highway and a stone vehicle track runs all around the site (originally costing thousands of pounds to put in).

This Hobbit House was built in 2005, which is now 15 yrs ago. The general "rule of thumb" on properties of this type is that if no enforcement action is taken within 10 yrs of habitation then enforcement AFTER 10 years is not normally possible. We suggest taking appropriate professional advice in this matter to establish exactly the current position.
Our client has documentary evidence of the building being in existence and being used from 2005.
It should therefore be possible to now obtain a "Certificate Of Lawfulness" for the Hobbit House from the Council, indeed our client is currently considering such an application in due course.

From Carmarthen, take the A48 to St Clears. At the roundabout, take the first exit onto the A477 Tenby Road. Go past The Savoy Country Inn and continue for 1 mile. Turn left on the old A477 road (sign-posed Llanddowror). Proceed through Llanddowror village and after about a mile the Old MIll wood yard and Cafe are on your right. Opposite is a turning signed to New Mill going over a stone bridge. Take this turn and the entrance to the woodland is approx 20 metres further along on your right-hand side. Turn in and take the main track (not the sharp turn to your right but straight on) and go up till you see cars and house.
