A rare opportunity to acquire a 2 bed timber cabin set in a beautiful natural environment of just under 2.5 acres of pasture and woodland all bordered by a pretty river. This is classic off grid living with a pv system and back up generator, rainwater harvesting and a compost loo !! Benefiting from a Certificate Of Lawfulness given in 2003 (which means you can legally live here) the site is very private and yet is situated on the edge of the tiny village of Pandy, so you have privacy but you're not isolated. With the village of Pandy on your doorstep we would imagine that the costs involved in getting mains water and electricity to the site would not be unduly excessive. The Cabin itself has a kitchen/living room, 2 bedrooms, a small study, a large verandah with a shower and compost loo. An ideal opportunity to get away from the rat race and be self sufficient in a gorgeous natural setting.

Description of Location

Pandy village is about a 15 minute drive from the County town of Carmarthen which has schools, good shopping facilities and access out onto the main A40 and the M4 beyond. The village itself is set amidst the glorious Welsh countryside with access to the beaches at Pendine and Tenby within easy reach.

Externally

In all there is just under 2.5 acres of pastureland and woodland with off street parking onsite. There is a river boundary to the far side with numerous brown trout (not really big enough to eat though) with various pool areas along its length. There is a mixture of mature and semi mature woodland all around the land with gated access off the highway. There is a further small piece of sloping woodland across the lane (see picture of land plan attached) Although being on the edge of the small hamlet of Pandy there is a high degree of privacy to be enjoyed and on the day of our visit the skies were blue and the birds were singing.......gorgeous !!

From Meidrim, take the B4299 road to Trelech. Stay on this road for 3.5km, the road narrows and you will then go past a bungalow on the road on the left-hand side. Take the next turning on the right-hand side just after the bungalow. Stay on this road which will take you into Pandy. Go past village sign and continue to junction with red post box on your right. Turn left at this junction then pretty much immediately take a right fork. Additional Information

There is a Certificate Of Lawfulness dated 2003 under ref TMT/04130 relating to this site.
